Steel Heddle: A South Carolina Brownfield Redevelopment Success


The former Steel Heddle Manufacturing property is over 40 acres and contains 450,000+ square feet of building space on Rutherford Road. As recently as the late 1980's, Steel Heddle employed over 850 workers.  Unfortunately, as the textile industry declined, the Steel Heddle property went through a series of acquisitions and reductions in work force, eventually being shuttered.

A team was required to bring this Brownfield site back to a usable condition.  The team consisted of: the investors, EnviroSouth, McCall Environmental (attorney), and the South Carolina Department of Health and Environmental Control.  Before the property was purchased, the team went through the process to receive a "Non-Responsible Party Brownfield Contract" and entered into other agreements to limit and eliminate the investor's environmental liability. After purchase, the improvements included addition of energy-efficient lighting, building upgrades, and groundwater and soil remediation.  The remediation process afforded 20 Clemson University Environmental Engineering students valuable experiences as they worked alongside EnviroSouth, Inc.

The facility, now named the Greenville Trade Park, is in full operation.  The park is over 80% occupied with 22 tenant companies (including warehousing, distribution, a distillery, an art studio, contractors, wood recyclers, a car club, and more), providing  over 125 jobs!  This great success would not have been possible without the vision and entrepreneurial spirit of the investors, as well as the guidance of environmental consultants and legal experts.  EnviroSouth is currently working with other investors on several Brownfield redevelopment projects throughout the region.
